APPLICATION INFORMATION

At least one lease holding resident must be 18 years of age or older at the time of move in.

Just yourself! Our online application makes it simple and easy. Each person 18 or older who will be living in the apartment home will need to fill out an application. You may be asked for documentation of your income, identity (driver's license, passport and/or state-issued photo ID), or other supplementary information after the application is submitted. The application fee is $75 per person and a $150 admin fee per unit.

In general, income must average 3 times the monthly rent for prospective residents; however, those requirements may differ depending on source of income.

Anyone over the age of 18 that will be living in the apartment.

Two people per bedroom (except children under 24 months; they are exempt from occupant counts).

We screen for criminal background consistent with applicable law, and applicants may be disqualified based on history after a holistic review. 

We screen for previous evictions consistent with applicable law. We also consider a range of factors as permissible under applicable law, including negative payment history, past or current bad debts, liens, bankruptcies, or judgments.  Depending on individual circumstances, an applicant may be disqualified. Employment verification may also be performed. We adhere to the Fair Credit Reporting Act (FCRA) and other applicable law.

We do business in accordance with the Federal Fair Housing Law as well as all state and local laws. All applications and renewals are considered without discrimination on the basis of any class protected by applicable laws.

LEASE INFORMATION

We offer select lease terms of 3 to 16 months. Please reach out to the leasing team for details. Price range is based on lease length and specific move-in date.

Security deposits are collected at the time of application and refunded depending on the circumstance. 

PETS

Yes, pets are residents, too! Dogs and cats are welcome at our community, along with small-aquarium size fish and small birds. No rodents, reptiles, or exotic animals, please. There is a limit of 2 pets per apartment, but no weight limit.

Yes, there is a $400 non-refundable deposit per pet and a $25/month pet rent per pet.

No! Big or small, we welcome most dogs at 75 West. Breed restrictions do apply, see next question for more information.

We will accept all breeds of dogs, except the following or any combination of mixed breeds that contain any of the following: Akita, American Bulldog, American Staffordshire Terrier, Bull Terrier, Cane Corso, Chow Chow, Doberman, Pinscher, Mastiff, Pit Bull, Pit Mix, Presa Canario, Rottweiler, Shar-Pei, Staffordshire Bull Terrier, Wolf, Wolf Hybrid Dog Mix.

We use a third-party service to ensure all applicants and residents understand and adhere to our pet policies. All applicants must complete a Pet, No Pet, or Assistance Animal profile with our third-party service.

 Service animals are not considered pets and will be accepted without breed or weight restrictions or pet deposits, fees or rent provided that they do not upset the calm or safety of others. Service animals will be vetted by our third-party service. Residents are responsible for any damages beyond normal wear and tear caused by an animal. Animals must be vaccinated in accordance with state/local laws. Residents must dispose of waste and observe all leash rules except where specific disability-related accommodations apply.

PARKING AND STORAGE

Yes, we offer on-site parking with no fees. Vehicles must register with our parking app. See leasing office for more details.

Yes! Your gear is important to us. Storage fees range from $55 to $110 per month. Please see the leasing office for more details.

SMOKE-FREE LIVING

Our community is a breath of fresh air. With every lease agreement comes a commitment to absolutely no smoking of any kind anywhere on the property, so you and your lungs can thrive.

EARLY DEPARTURES OR TRANSFERS

We do not allow subletting or short-term renting of apartments. This includes, without limitation, rentals arranged on third-party sites such as Airbnb.com, VRBO.com, or other similar sites.

If a roommate moves out, the remaining leaseholder will need to re-qualify.

If a new roommate moves in, he or she must fill out an application and qualify.

If you are active military and receive PCS or deployment orders, we'll be glad to release you from your lease. All we need is proper written notice and supporting documentation in accordance with the Servicemembers Civil Relief Act (and, if applicable, its state law counterpart). We also offer an app and admin fee credit for active duty military.
